Luxuriously furnished and fully equipped with all you need for a comfortable stay. This lovely studio flat offers a combined bed/sitting room, dressing room, separate kitchen and shower room. Edinburgh’s Georgian New Town is built into a steep slope and accommodation at the rear of these buildings is lower than that at the front. As the gardens are at the rear, the garden apartments are at a lower level, and are much sought after due to their outlook and tranquillity within the city centre. A plush and comfortable king-size bed with a deluxe mattress is fitted with hotel-quality linens, and sits by the window on one side and a comfortable sofa on the other side. For entertainment, there's a flat screen digital satellite TV and Bose sound dock. And Wi-Fi broadband means that you're connected for business or for pleasure. This room has double French doors opening onto the most delightful west-facing terrace and shared private garden - the perfect spot to enjoy an aperitif or for al fresco dining in the summer months. The kitchen is fully-equipped with everything you could wish for, including your utensils for a home cooked meal and a cafetière for a coffee on the patio in the morning. The patio is great for enjoying the sun and fresh air. The bathroom contains a standing toilet, sink and shower, it is modern and clean. We also provide fresh towels and free toiletries for your convenience. In our home your health is our priority. We follow an enhanced cleaning protocol, with a professional cleaning and strategic disinfection.

The flat is on the lower ground floor. This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time. Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum. We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
