Welcome! Edinburgh's Inburgh's Georgian New Town is built on a steep slope, and accommodation at the rear of these buildings is lower than that at the front. As the gardens are at the rear, the garden apartments are at a lower level. They are much sought after due to their outlook and tranquillity within the city centre. The studio is luxuriously furnished and fully equipped with all you need for a comfortable stay. It offers a combined bed/sitting room, dressing room, separate kitchen and shower room. The sleeping area has a plush, comfortable king-size bed with a deluxe mattress and hotel-quality linens. On one side, it sits by the window, and on the other side, it has a comfortable sofa. There's a flat-screen digital satellite TV and a Bose for entertainment. And Wi-Fi broadband means you can be connected for business for pleasure. This room has double French doors opening onto one of the most delightful west-facing terraces and a shared garden—the perfect spot to enjoy an aperitif or for al fresco dining in the summer months. The kitchen is fully equipped with everything you could wish for, including utensils, a home-cooked meal, and a cafetière for a coffee on the patio in the morning. It is great for enjoying the sun and fresh air. The bathroom contains a standing toilet, sink, and a shower. It is modern and clean. We also provide fresh towels and complimentary toiletries for your convenience. The studio is always professionally cleaned before your arrival. Please note that Edinburgh's geographyinburgh, the New Town, is built on a steep slope, and the desirable garden apartments, located at the rear, are at a lower level than the street level at the front. As there are stairs down to gain access, the apartment will not be suitable for those with mobility issues. Important note: Scaffolding has been erected on the front and rear elevations of the building so that a roof repair can be carried out. The apartment is at the rear of the building, and the scaffolding here is only to provide stability—no work will occur at the rear that should disturb the guests.

The flat is on the lower ground floor. This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time. Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum. We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
