Welcome to your Leith Base! This contemporary flat on the 3rd floor (stair access) offers stunning views across Edinburgh's historic dock—watch the water and activity from your window. Living Area: Modern, light-filled living room with comfortable sofas, flat-screen TV, and breakfast bar. The perfect space to relax after exploring Leith's vibrant streets. Kitchen: Well-equipped with fridge, oven, stove, toaster, and comprehensive cookware. Bedrooms: Two spacious double bedrooms, each with fresh hotel-quality linens, ample storage, and a peaceful atmosphere. Bathrooms: Two full bathrooms—one with bathtub and attached shower, the other with walk-in shower, heated towel rack, and hairdryer. Parking: Free allocated parking space included—a major advantage in Edinburgh. Your home will be professionally cleaned and sanitised before arrival. We hope you have a pleasant stay.


Access

Guests will have access to the entire home. However, please note that as with most buildings in Edinburgh, it is stair access only, and is located on the 3rd floor.

We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home so please take good care of it as if it was your own.


Other information

This is a self-check-in property and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (15:00 on the day). If you require additional cleans/ linens during your stay for a fee, please contact us. Also, note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at a minimum. Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required). Important note: The apartment is located on the 3rd floor, but has fantastic partial views over Edinburgh dock. The wifi is super fast with average 630mb download; TV has the top package of sport and movies.

The property was ideal. Had all you required for your stay. Was close to the tramline for getting into the centre of Edinburgh. There was also plenty of places to eat close by
