Welcome to my home! This 120m² property is thoughtfully designed to ensure comfort and convenience. The ground floor offers a spacious living area with a dining table and 8 chairs, perfect for gatherings. The compact kitchenette includes essential appliances such as a freezer, microwave, coffee maker, toaster, kettle, and fridge. Please note that this is a small cooking area without an oven or stove, but you'll find a variety of dining options just outside the apartment, including a charming café nearby. An easily accessible bathroom on this floor is fully equipped for people with reduced mobility, and the ground floor, including the kitchenette and bathroom, is designed with accessibility in mind. For relaxation, there is a comfortable sofa and table in the living room area. On the first floor, you'll find a beautifully furnished bedroom featuring a work desk. The attached bathroom includes a bathtub and toilet, providing a spacious, bright, and airy retreat. The basement features a versatile room with a double bed, which can serve as a living space, bedroom, or storage area. Additionally, a spacious laundry area is provided for your convenience, along with a small microwave and tea station. Step outside to enjoy a small, tranquil courtyard with a table and chairs. Please be aware that the use of this area is restricted after 10 PM to maintain a peaceful environment. Please note that the air conditioner is a portable unit designed for a single room. The home is always professionally cleaned for your safety. Enjoy your stay!

IMPORTANT: This flat is located in a calm residence where neighbours are sensitive to noise. It is very important to stay quiet in the common parts and in the flat after 10 pm. Please note that late check-in after 22:00 has a surcharge of EUR 20. Check-in after 00:00 is subject to confirmation. There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a €300 EUR smoking fee, at minimum.
