Located in the heart of the Arcachon basin in a quiet area, shops within 5 minutes by car (Leclerc, bakery, butcher's, greengrocer, wine cellar, pharmacy...) and the cinema. A few minutes walk away is a playground for children. Ideally located, it is 10 minutes by car from the beach of Pyla, the Dune du Pilat, the Lake of Cazaux, and Arcachon, and 15 minutes from the ocean beaches. The villa is located in a residential area. It is requested to maintain a reasonable level of noise and not to cause any disturbance at night.

The main villa is composed of 3 bedrooms and a cabin with 4 bedrooms, you have at your disposal 1 shower, 1 washbasin and a separate toilet in 3 of the bedrooms.

Discover this superb villa located in a quiet residential area, ideal for relaxing with family or friends. The main house offers a large, bright living room, including a fully equipped kitchen with American fridge, induction hob, oven, microwave, dishwasher, wine cellar, Tassimo and filter coffee machines, and toaster. A spacious dining room can accommodate up to 14 guests, complemented by an indoor bar and a large lounge with widescreen TV and pellet stove for your cocooning evenings. There's also a private wellness area with sauna and jacuzzi, accessible directly from the lounge, for a moment of absolute relaxation. The Cabanon and bedrooms The outbuilding, renovated in october 2024 for better ventilation, houses 4 comfortable bedrooms. Each room has an en suite shower room and WC for maximum comfort and privacy. Outside and equipment Enjoy the atmosphere of the South-West with a summer kitchen equipped with a plancha, fridge, sink. The swimming pool (unheated), secured by an alarm, is open from May to September. There are also two terraces: one covered with a large outdoor table seating 14, and the other on the lounge side with garden furniture perfect for socialising. On the first floor, the master bedroom opens onto a secure terrace where you can relax in total peace and quiet. On the second floor, the master bedroom opens onto a secure, air-conditioned terrace. The villa also has a laundry room with washing machine, tumble dryer and iron. Space for everyone Designed to give everyone their own space, this villa is perfect for avoiding overcrowding, with several distinct living areas. There is private parking for up to 8 cars. Private parking for 8 cars. Please note: the villa is close to a road, a slight inconvenience may be caused. The villa is located in a quiet residential area, please maintain a reasonable noise level. We don't allow parties because, although the house is very quiet and out of sight, it is located on a housing estate. We don't allow parties at all. Included in the housekeeping fee is: Linen & this will include: sheet, duvet cover, pillow case, small & large towel, shower mat & tea towel (hotel linen) During your stay, it is your responsibility to activate and deactivate the alarm or open and close the pool cover. Children near a swimming pool require your constant vigilance and active supervision, even if they know how to swim. The presence of a parent and/or adult is essential when the pool is open. It is open from May to September.
