This property is a self-check-in property. You can check in any time of the day as long as you respect our standard check-in time (3 p.m.). Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price. Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke odour, ash, butts, etc.), we reserve the right to charge a minimum smoking fee of £300. We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).

Probably the most spaciously generous flat I've stayed in on Airbnb. Do not be put off by the fact that it isn't in the centre of the city - a cheap bus ride gets you there in no time. Incredibly well
